The average sale price for homes in Omaha Nebraska during July 2019 was $245,002; this is up slightly from last July’s average of $228,196 wich is a +7.4% of change from last year.
In July 2019 there was 1,772 new listings (new construction and existing homes) that hit the market. 581 of these homes were in the $100,000.00 to $199,999 price range. This is down from July 2018 when there was 724 new listings in this price range. The average days on market for this price range in July 2019 was 3 days on market and that was the same number of days for July 2018.
There were 892 new listings (new construction and existing homes) that hit the market in the $200,000.00 to $449,999 price range in July 2019. This is down from 902 homes in this price range in July 2018. The average days on market for this price range in July 2019 was 6 as compared to 7 days on market in July 2018.
In the $450,000 and up segment there was 196 new listings (new construction and existing homes) in July 2019. This was up from 176 homes listed in July 2018. The average days on market for this price rang in July 2018 was 13 days on market and remained the same in July 2019.
There is approximately 1.6 months of inventory available, homes are averaging 12 days on market before being sold, and sellers are getting 99.6% of their original asking price.

Buyers in Omaha Nebraska can expect to see more inventory available as the summer buying season comes to a close.
