The average sale price for homes in Omaha Nebraska during August 2019 was $240,921; this is up slightly from last August’s average of $229,462 wich is a +5.0% of change from last year.
There were 1764 new listings (new construction and existing homes) to hit the market in the Omaha area during August 2019, 619 of these were in the $100,000 to $199,999 price range, down from 735 in August 2018. The median days on market for this price range was 3 days in August 2019 and in August 2018 the median days on market was 4 days.
There were 874 new listings (new construction and existing homes) in the $200,000 to $449,999 price range, which is up from 808 in August 20018. The median days on market for homes in this price range in August 2019 was 7 days on market as compared to 10 days on market in August 2018.
In the $450,000.00 and more segment there were 159 new listings (new construction and existing homes) to hit the market in August 2019. This was down from August 2018 as there was 183 new listings in the $450,000 + range. The average days on market in August 2019 for this price range was 26 days on market compared to 20 days on market in August 2018.
There is approximately 1.6 months of inventory available, homes are averaging 14 days on market before being sold, and sellers are getting 99.4% of their original asking price.

Buyers in Omaha Nebraska can expect to see more inventory available as the summer buying season comes to a close.
