Lincoln, Nebraska Housing Stats

The average sale price for homes in Lincoln Nebraska during August 2019 was $218,758; this is down slightly from last August’s average of $222,149 wich is a -1.5% of change from last year.

 

There were 596 new listings (new construction and existing homes) to hit the market in Lincoln  during August 2019, 222 of these were in the $100,000 to $199,999 price range, down from 259 or down 13.6 % during August 2018. The median days on market for this price range was 3 days in August 2019 and in August 2018 the median days on market was 4 days.

There were 289 new listings (new construction and existing homes) in the $200,000 to $449,999 price range, down from 316 or down 8.5% from  a year ago. The median days on market for homes in this price range in August 2019 was 10 days on market as compared to 12 days on market in August 2018.

In the $450,000.00 and more segment there were 62 new listings (new construction and existing homes) to hit the market in August 2019. This was up from August 2018 as there was 51 new listings in the $450,000 + range. The average days on market in August 2019 for this price range was 48 days on market compared to 22 days on market in August 2018.

There is approximately 1.5 months of inventory available, homes are averaging 18 days on market before being sold, and sellers are getting 98.3% of their original asking price.

 

What Does This Mean For Buyers In Lincoln Nebraska?

Buyers in Lincoln Nebraska can expect to see more inventory available as the summer buying season comes to a close.

The average sale price has held steady this year, and in many price ranges, there are slightly less homes listed compared to this time last year.

Buyers should have financing in place and be ready to act when they find a property that matches their criteria. Be sure to search for properties in your price.

Lincoln Nebraska is still in a sellers market with only 1.5 months of inventory available. There is a strong demand for homes in the $200k$300k price range.
